The Société de l'Aéroport de Luxembourg (lux-Airport) is the aerodrome operator responsible for the operation of the airport infrastructure. Our platform provides, among other things, direct flight services to more than 100 destinations via 16 airlines.

We have more than 350 employees, with different backgrounds and 19 nationalities.


Together we work daily to ensure the efficient operation of the airport and to provide a quality service to our passengers.

Thanks to everyone's commitment, we live up to our motto of being the best-in-class airport. Our reputation is also reflected in a few key figures: by the end of 2022, for example, we reached 4.05 million passengers and 975,000 tonnes of cargo.


In order to continue to meet our commitments and to develop other projects, we are currently recruiting : an Object / Property Manager – Skypark Business Center - Finance & real Estate Department.


The objective of the position is to join the team dedicated to the management of the Skypark Business Center.

This concept, currently under construction, is a new highlight in terms of sustainability, digitalization, design and user-friendliness.

It is a major project in the Luxembourg office real estate market, with a total area of approximately 160,000 m².

As the first building of a mixed-use campus, this building sets new international standards in its operation.

Your responsibilities


Your daily tasks

- Planning and controling construction operations in relation to building operation projects;

- Providing management at the "Object/Property Management" level, including the following tasks:

 > Representing the team internally and externally

 > Representing the team internally and externally

> Taking responsibility for technical management, infrastructure management and data management

 > Coordinating all operational functions

 > Establishing financial and performance reports and consolidate reports from subordinate departments

 > Implementing management tools (balanced scorecard)

 > Developing and implementing service level agreements (SLA) and standards for building operations

 > Planning the budget and control costs for building operations

- Coordinating all building operations processes;

- Being responsible for subordinate employees and subcontractors, including planning and monitoring staff development measures;

- Planning and controling the organization at the Object/Property Management level: risk management, management of the building operations team and subcontractors;

- Implementing a work organization that ensures the safety of real estate operations, including the following tasks:

 > Ensuring safe workplaces for all employees within the construction operations

 > Coordinating security and safety

 > Being responsible for fire protection

- Ensuring energy management:

 > Negotiating energy supply contracts

 > Taking charge of energy monitoring

 > Conducting energy audits and developing energy saving measures

 > Ensuring effective energy control

- Guiding the life cycle in the operation of the building.


Your other missions

- Participating in the integration of new employees.

The required profile


Studies / training :

- Post-graduate degree (Master) in building technology or equivalent experience;

- Training in the field of fire protection, security, waste, environment or sustainable development;

- Training in the field of technical maintenance and building operations.


Experience :

- 5 years of experience in property management;

- The following experiences are desirable for the position:

 > Experience in addressing key value levers in building operations.

 > Experience in sustainability in building operations and related sustainable technologies


Skills and knowledge required:


IT Tools:

Required:

- Microsoft Office suite ;

- IT systems to support business processes: e.g. CAFM systems, BIM tools...


Languages :

- French: fluent spoken and written;

- English: fluent spoken and written;

- An intermediate level of knowledge in Luxembourgish and/or German is an asset.


Specific knowledge linked to the job:

- Knowledge of the laws and regulations applicable to construction operations in Luxembourg;

- Knowledge of relevant processes in construction operations;

- Knowledge of risks and opportunities related to building operations;

- Knowledge of the requirements and obligations related to the operator's responsibility;

- Knowledge and initial experience in the field of digitization of individual processes in building operations.
